We always say, “He who has the money makes the rules.” When it comes to buying a house, that means if we can’t meet the mortgage and insurance companies’ guidelines, the deal can’t close.

Today I’m joined by Andrew Braw of ARB Home Inspections, serving Central Florida. Andrew partners with realtors, first-time buyers, investors, and insurance agents to deliver thorough home, four-point, and wind mitigation inspections. The Power of a Good Home Inspection

Joe:
Andrew, welcome to the show!

Andrew:
Thanks, Joe. I’m doing great—glad to be here!

Joe:
How did you get into home inspections?

Andrew:
I actually started in the insurance industry, got licensed, and then transitioned into inspections when my company needed people in Central Florida. They even paid for my licensing! Once I got started, I realized how much I enjoyed getting out, meeting people, and helping them understand their homes—it’s a lot more fun than sitting behind a desk all day.

What Inspectors Look For

Andrew:
We approach every home systematically—starting from the outside and working in.
We check:

  • Roofs and attics

  • AC systems and electrical components (for fire hazards)

  • Plumbing (especially polybutylene or old copper pipes)

  • Structural issues and safety hazards

The goal is to give buyers a full picture so they know exactly what they’re getting into before they close.

Types of Home Inspections

Joe:
There are several types of inspections. Can you explain the differences?

Andrew:
Sure!

  • Full Home Inspection: A comprehensive look at everything visible and accessible—roof, electrical, plumbing, structure, HVAC, windows, and more.

  • Four-Point Inspection: Focuses on four main components—roof, AC, electrical, and plumbing. This one’s primarily for insurance purposes.

  • Wind Mitigation Inspection: Evaluates how well the home can withstand high winds. Stronger features can qualify homeowners for insurance discounts.

Common Deal Breakers in Florida Homes

Andrew:
The roof is the number one issue. Some insurance companies won’t cover roofs over 10 years old.
Other common deal breakers include:

  • Termite damage—often hidden until it’s too late.

  • Mold—especially from water leaks.

  • Old electrical panels like Federal Pacific or Zinsco, which can pose fire risks.

Solar Panels and PACE Loans

Joe:
What about solar panels—are they causing problems?

Andrew:
They can. Poor installation can lead to roof leaks and mold issues. Plus, many homes have PACE loans attached to the panels, which must be paid off before closing—just like a second mortgage.

Serious vs. Cosmetic Issues

Andrew:
About 90% of inspection items are minor maintenance issues. The ones that really matter fall into three categories:

  1. Safety hazards (like faulty wiring or unfenced pools)

  2. Insurance deal-breakers

  3. High-cost repairs (roof, plumbing, or electrical replacement)

Using Inspection Reports as Leverage

Joe:
How do buyers use your reports to negotiate?

Andrew:
The inspection report gives leverage—sometimes for credits or price reductions, sometimes just awareness. Sellers often don’t realize their home’s condition until we point it out. For investors, that information is gold—it can mean tens of thousands in negotiation savings.

Pre-Listing Inspections

Andrew:
I also recommend pre-listing inspections for sellers. It helps you fix major issues before the home hits the market, reducing headaches and surprises during negotiations. Some agents even share the report upfront with buyers to build trust and speed up the closing process.

Maintenance Tips for Property Owners

Andrew:
If you’re budgeting $3,000–$5,000 per year for maintenance, here’s where to spend it:

  • Exterior paint & caulking to prevent water intrusion

  • Roof maintenance and regular AC service

  • Seal cracks around windows, tubs, and showers

  • Replace carpet with waterproof flooring

  • Annual or semi-annual inspections to catch leaks early
